El Dorado
In November
of 2006, my visit to Cabo was focused on the upcoming El Dorado Golf &
Beach Club Resort, where I met with Donnally King, it's Sales Director.
This 520-acre project is shaping up to be an exquisite gated beach and
golf resort community, located in Mexico's Baja Peninsula, the fast-developing
region of Los Cabos. Discovery Land Company of San Francisco has developed
such remarkable club communities as Kukio on the Big Island of Hawaii;
Iron Horse in Whitefish, Montana; Mirabel in Scottsdale, Arizona; and
the Madison Club in La Quinta, California. The location of this outstanding
private club makes it very appealing as it is nestled between the renowned
Las Ventanas and Palmilla resorts where “there is over a mile of
beachfront along the Sea of Cortes and the property is terraced, so there’s
basically 270 degrees of ocean views,” says Mike Meldman, Discovery’s
Chairman-CEO.

One element that makes El Dorado so attractive to Meldman is the community’s excellent air transport. Los Angeles and Scottsdale are just an hour and a half away, and major cities such as Dallas, Houston, and San Francisco are 2 ½ to 3 hours away. In all, more than two dozen U.S. cities offer nonstop flights to Cabo San Lucas, including Newark, N.J. Upon arrival in Cabo, passengers and pilots will find two user-friendly commercial terminals and a private FBO, all of which are less than 30 minutes from the gates of El Dorado.
“My sense is that Cabo is destined to become the new Riviera,” Meldman says.
“The government has a master plan which includes the construction of several large-scale, state-of-the-art marinas. With all these boats, it will be similar to cruising the French Riviera or Sardinia.”
Meldman also makes a point that investing in Mexico is a safe and sound investment. Meldman points out that Mexico changed its constitution in the 1990’s to allow foreigner ownership of beachfront property, basically granting American buyers constitutional protection and rights. Under current Mexican law, any individual is permitted to own land through a trust that is set up though a bank and controlled by that individual. As the landowner, you are the beneficiary of the trust, which allows you the same rights that you have over your property in the United States – meaning you can sell, rent, lease, or build on it.
Meldman believes that his company’s experience further adds to the project’s security. “Our credibility, created by our well-established track record of high-quality projects and high-quality service, brings a sense of security and long-term value,” he says. “Also, when Americans buy real estate [in Cabo], they get American title insurance. So you have most of the protections you have when buying in the U.S.”
“We
are surrounded on both sides of El Dorado by world-class, extremely well-run
resorts.” At El Dorado you will have all the amenities of these
five-star resorts – perhaps even better ones – but there will
only be 395 families using them. This intimacy allows us to really get
to know our families and really get to know their kids.

In
August of 2005, I revisited Cabo and invited my clients, Bob Kretsch and
Linda Henke to join me at my time share at Villa Del Palmar , located on
the beach just minutes from town. We
celebrated our holiday at “The Office” and spent the entire evening
enjoying the many ambiances that Cabo has to offer i.e. visiting Squid Row
and the infamous Cabo Wabo Cantina. Later
we browsed the waterfront at Plaza Bonita and had a day excursion to the
beach at Land’s End .We also played a round of golf at Cabo Del Sol’s
Ocean Course which is rated to be one of the top golf courses in the world
and shopped in town at the new Puerto Paraiso Extravaganza which seemed
endless. Also that week I spent some time meeting with Juan and Leticia
Diaz Riveras of Coldwell Banker Riveras Realtors to investigate further
development opportunities in Cabo, Pedegral, and La Paz. Please visit

There are a number of investment opportunities in the resort areas
and I was able to meet with three developers while I was there over
Spring Break.
I played golf
with Tad and Chris Snell of Snell Real Estate who developed Cabo Del Sol,
Palmilla, and Punta Ballena. These communities are very self-contained
and include
the kind of concierge services any executive would love for entertaining.
These would include the services of an in-house chef on the premises, cleaning
service,
clubhouse/spa facility, golf club membership, future facilities for a shopping
center complete with supermarket, pharmacy, etc. not to mention the golf
courses themselves which are rated to be within the top best 100 in the
world.
As recently
as late August 2004, I revisited Cabo to meet with Tad Snell of Snell
Real Estate to determine what properties might be available on a rental
or purchase basis in Punta Ballena, Cabo de Sol and Palmilla. I was
updated on the area and would be happy to review it with you at your

I also learned about another development in Cabo called Rancho Paraiso
which overlooks Land’s End and the Sea of Cortez and is located about five minutes
from the heart of Cabo. The lots for sale there range from $80,000 to $ 1 million
and are ¼ to ½ acre or better in size. All underground utilities
are in place and the streets are all on cul-de-sacs so there is no thru traffic.
It is a gated community and very private. All the lots have excellent exposure,
are built into a gradual sloping hillside to command wonderful views of the
Sea of Cortez
and are flat to sloping, with the homeowners association allowing the
property owners the flexibility to include a tennis court/swimming pool
on each site. There is financing in place with the developer who is offering
most
of
the lots with 30% down over a 12-year period at 7-9% interest.. Those
who have already bought into the area are experiencing a 25-30% increase
in
profit from
the original price they may have paid for their property. This development
has been 10 years in the making and when it is completely sold out which
is expected
to happen within the next 2-3 years, a return on your initial investment
should exceed 50% . Fifty-five per cent of the subdivision has already
sold out and
the haciendas I saw under construction or completed were in the $375,000
price range, which would represent the low end in the neighborhood. These
homes were
about 1800 sq.ft. with 2 Master Bedrooms, 2-5 piece Master Baths with
Full Walk-in Closets, Kitchen-Dining Area, and Study/LR. There is also
an attached
2-car Garage.
This property had a wall surrounding the entire lot and a built-in swimming
pool. All this for $375,000. THIS PROJECT IS NOW SOLD OUT!
Larger haciendas in this subdivision are being built in the million-dollar
price range and are located further up the hillside. The executives who
have invested
here are locally connected to many of the major hotels in the area and
have an invested interest in the community. They have chosen to live
here in Rancho Paraiso,
which is a credit to the developer whose vision has attracted them to
the area. THIS PROJECT IS NOW SOLD OUT!

La
Paz Connection

I
made a special trip to La Paz to visit the new Pedegral Development,
which
Coldwell Banker is offering with 48
home sites available for investors. This is Phase I of the overall plan
with 2 more Phases to be developed over a
period of time. This area of development is soon to become the next Cabo
within the
next 10-year period , so those who have the insight and the vision to
consider buying in here will reap the benefits of what our company
feels is sure
to be a valuable investment in your portfolio.
I took a certified real estate appraiser with me who works for a company
in Ft. Collins to do a preliminary feasibility study of the La Paz area.
This study
is still in process as we are awaiting further details from management
on the survey work, plot plans, prices and terms on the lots. When this
information
becomes available I would be happy to share it with you.
Puerto
Vallarta Connection
In December of 2004, I visited Puerto Vallarta and met with Bob and Lisa
Hartye of our Coldwell Banker Office at La Costa Realty. Our conference
included a review of all the many development opportunities available
there. I was also introduced to an American developer name Jonathan Boston
who is anxious to show me his next project in Puerto Vallarta upon my
return in the Spring of 2005. Bob is originally from the Boulder-Westminster
