Having earned my Resort Real Estate Property Specialist Designation (RSPS) in October of 2005, I was invited by the National Association of Realtors
(NAR) to attend their Resort Symposium Workshop in Kona, Hawaii on February 5, 6, and 7th, 2006. There are currently only a handful of REALTORS who hold this
designation and we were honored with a photo shoot from the 2nd Home Journal who will be placing us on the front cover of their
Spring 2006 issue with an article

Our topics of discussion at the NAR Symposium included the resort, second home, and luxury home trends as well as reviewing the economic forecast for this
specialized market place. We learned that “over 30% of home sales in 2005 were for “second homes” and we believe this number will grow due to the fact that
76 million baby boomers will seek retirement residences in the next 15 years. The trend began in 2004 when every 7 seconds someone turned 50 years old in
the United States. This trend is predicted to continue until at least the year 2019.”
Paul Brewbaker, Senior Vice President and Chief Economist, Bank of Hawaii spoke to us regarding second home market real estate and economic trends in Hawaii.
Brewbaker stated that tourism in Hawaii is very strong and new residential building is up, and it is expected to continue with a 4.5% yield forever.” He also
discussed the effects of disasters around the country which affect where people will decide to retire or invest. The longer the time interval over which
you forecast or plan, the more likely it is that improbable catastrophic events will happen, i.e. hurricanes, floods to change the balance of supply and
demand in vulnerable areas of the U.S. Hence the urgency to invest in communities where there are fewer risks of disaster. Apparently Greeley, Colorado
is the fastest growing community in the U.S. at the present time. The State of Colorado in general has seen an increase over the past 10 years and this
trend is expected to continue. Western states in general are not vulnerable to those disasters which have occurred along the eastern seaboard, and seen
the likes of Hurricane Katrina and Rita for example. More corporations are moving inward to such western states as Colorado, Utah, Wyoming, Arizona and
Nevada (who will see at least 350,000 new jobs open up within the next few years).
